AMERICAN HOUSING PARTNERS, Inc. is a real estate development, management, and brokerage firm established in 1993. The company is headquartered in Yorba Linda, California, but also operates an office in Draper, Utah.
American Housing Partners, Inc. primarily acts as general partner, general contractor, and property management agent for numerous portfolio projects in California and Utah.
We strive to provide quality affordable housing through multiple platforms. We specifically achieve this goal through a Federal program known as the Low-Income Housing Tax Credit program (LIHTC) which offers Affordable Housing designed for the housing needs of moderate-income households (This is not to be confused with Low-Income or Section 8 Housing). The LIHTC program requires that qualified households occupy each unit as defined by Section 42 of the Internal Revenue Code. Qualifying standards are established annually by the Department of Housing and Urban Development and administered by state agencies*. Qualified households must meet certain income, age and student status restrictions.
While this program may sound more complicated and intrusive than traditional market rate communities, our staff is well trained in the policies of this program, and we make every effort to simplify the certification process. Some of our communities have a combination of Affordable Housing and traditional Market rate units, so please be aware of this difference if you are looking to submit an application with us. All are welcome to apply, but please take into consideration your financial standing before proceeding.
* For Utah properties, we work closely with Utah Housing Corporation in the proper administration of this program. In California, the California Tax Credit Allocation Committee is the regulatory agency.
